Work continues on the zoning update project. We took a step back and are re-evaluating some data to come up with reasonable, objective design standards for both residential and commercial/industrial development. These include setbacks, building height, and lot coverage, as well as other standards such as location of parking lots. Our Zoning Update Advisory Committee is working on producing visual representations of these standards to help the Town Board and everyone see how they affect real world situations including non-conforming lot sizes.
In addition, the Town Planning Department continues to work on a new “working draft” that will take into account all the public input, and highlight policy decisions the Town Board will need to make as a result of the public input. The work on this is being done in-house, and will take some months to complete.
The work is going slower than we’d like due to a staffing shortage. We hope to hire someone soon (below is the description in case you know someone who might be interested – they can call the Planning Department with questions).

We have updated the zoning website and created a new page to keep everyone posted on the latest work done to date on this project.

- We compiled all the public input and that is now available online
- We posted the results of the wireless communication poll & presentation
- We have a new working draft of the Use Permissions Tables
If you follow the link to the new webpage above, you’ll find a newly revised Use Permissions Tables with proposed changes to what will be allowed in each zoning district.
Some of the changes include:
- Zoning district names – many changed back to the original zoning district names.
- Table reorganized with less categories to make it easier to locate a specific use.
- Names reorganized to make it easier to find a specific use.
- Retail & restaurant uses added back in the General Business and Limited Business zoning districts.
- Corrections made to inadvertent changes from existing code.
- Missing uses such as nursing home and fish market added.
NOTE:
This a working draft of the proposed zoning update and is subject to further changes, as well as public review. This has not been formally adopted.
This is provided to demonstrate progress so far on evaluating public input and proposing changes to the draft code. We continue to welcome input.
NEXT STEPS:
We are now making a revised working draft that incorporates the changes to use tables, and considers the input received so far. This working draft will be used by the Town Board to review policy issues and further revise the draft code, after which we’ll be asking for your input.
This will take time, but rest assured there will be ample opportunities for public review and input on the next version of this draft code.
Another step is reviewing the input received on specific parcels that are proposed for a change in the zoning. We are currently compiling a map of all of these for Town Board review.

In addition to the maps available for review online (see link below in this post), we now have pdf versions of the proposed and existing zoning maps for each hamlet posted online. They can be downloaded for viewing on your computer, or they can also be printed.
These maps can be printed at any printing company that has a large format printer if you want them in a large size (e.g. Inkspot in Southold). They can also be printed on smaller printers, but the scale bars would not be accurate. The correct print size for scale accuracy is indicated in the file name (e.g. OrientZoningProposed36x48 means that it is 36” x 48” in size and printing at that size ensures the scale bars would be accurate).

Town of Southold Releases Proposed New Zoning Code
and Zoning Map for Public Review

April 23, 2025, the Town of Southold is pleased to announce the release of the proposed new Zoning Code and Zoning Map, marking the first comprehensive zoning update for Southold since 1989. This milestone reflects years of planning, public input, and collaboration to ensure that Southold’s zoning regulations both respect the history of the area and support a sustainable, vibrant future for the community.
The proposed zoning code aims to clarify regulations, address modern land use needs, and preserve the unique character of Southold. Community members are encouraged to review the draft documents, explore the interactive zoning map, and provide feedback online and/or in upcoming public forums. This is truly a draft and we want to work together with our community to make it right.
“This is a once-in-a-generation opportunity to shape how Southold grows and protects what makes it special,” said Town Supervisor Albert J. Krupski, Jr. “We invite everyone to be informed, get involved, and help guide this important process.”
